March 22 Land Sales for Alberta and BC Earn $24.7 Million

Both Alberta and BC held land sales this Wednesday and the results confirm a detectable upward trend in land sale receipts for governments in the first quarter of 2017.  BC earned $4.83 million and Alberta took in $19.9 million.  For Alberta this is the second best result since the end of 2015.

For the BC sale there were 12 parcels in total, with an average price per hectare of $588.42.  The single largest receipt was $2.3 million paid for a single 879 ha parcel in the BC Deep Basin area.

There were a total of 116 parcels with successful bids for the Alberta land sale.  The chart below illustrates the trend of the Alberta land sales since the beginning of 2017 and also shows the running total for that period.

The total area of the 116 parcels in this week’s sale was 61,200 hectares with an average bid price of $325.03 per hectare.  That compares to $182.52 per hectare for the last sale on March 8 and is a 78% increase.

Forty-three companies participated, compared to forty-nine in the March 8 sale.  The largest amount for a single lease was from a land agent who paid $10.8 million for a 12 section parcel in the Willesden Green area of West Central Alberta. The area is known for Cardium oil production.
